Why would you want to work with us to buy your first home?

Buying your first home can be a daunting experience. A lot to understand, bits and pieces of information scattered all over the internet, loads of jargon, grants that you’re not sure you’re eligible for, or even, knew existed. It doesn't need to be that complicated.

 

At Dreamhouse Investments, we aim to make purchasing a home a walk in the park for our clients. We’ll guide you through every step of the way and educate you on what there is to know about buying your first home, so that you’re prepared before even stepping into a display home or a home open. We’ll simplify all the grants so you have a clear understanding how each can help you and even apply for them on your behalf. We'll also help you find the right lender that is suitable to your circumstances. Going to a bank that doesn't align with your requirements & objectives can cost you.

However, it’s not only the grants, understanding the process or choosing the right lender, but also getting your ducks in a row. “How much does my deposit need to be?  How much can I afford? What documents will the bank ask for? Do I need to apply for a pre-approval?  What's lender's mortgage insurance (LMI)? Do I need to pay stamp duty? What other costs are there other than the deposit? What’s an offset account?” These are some of the many questions we get asked from our First Home Buyer (FHB) clients. The more questions you have answered from the beginning, the less worried you'll be throughout the journey.

Oh, and another thing, we hold a very strict ethos here at Dreamhouse Investments. It’s called ‘there is no such thing as a silly question’. We encourage our clients to ask us any questions they may have whether they think its silly or not so that they can get the clarity they deserve, as clarity inspires confidence, and confidence inspires positivity which will make the whole process actually, quite enjoyable.

Understanding the Grants

There are numerous grants and government incentives made available to first home buyers to assist them to get into a home sooner. These include smaller deposits, waived or reduced fees and more. These grants also have various thresholds and ranges and if you use them wisely, you can save a lot of money.

Upfront Costs

The total cost of a home comes with three main components. The price of the home + stamp duty + legal and inspection fees. Your upfront costs will be your deposit + stamp duty + legal and inspection fees. However as a FHB, some of these costs can be waived, paid at a discounted rate or even reimbursed subject to eligibility.

Choosing the right lender

Not all lenders offer incentives for FHBs and only a selection of banks participate in the government grants. Its not only the grants either. Certain loan features and products can help achieve different things depending on what's important to you which can vary between lenders. These can include paying off your loan sooner or reduce your monthly repayments and more.

Pre-approval

Getting a fully assessed pre-approval is a strategic way to put yourself ahead of your competition when you go to place an offer on a property. Not to mention the peace of mind knowing your finance is already approved. Keep in mind that not all banks fully assess pre-approvals.
